Roof Repair in Rocklin

Most leaking roofs in Rocklin don’t need to be replaced — they need the right repair in the right spot. We repair tile, shingle and flat roofs: worn underlayment and flashing, cracked or missing tiles and shingles, skylight leaks and dry rot. Every repair starts with an inspection and photos, so you can see exactly where the water is getting in. Most repairs come with a 2–10 year workmanship warranty. (More on roof repair and tile roof repair.)

Recent job: tile roof ridge repair in Rocklin (95765)

Worn, peeling flash band under a tile ridge on a Rocklin roof, with an exposed nail hole circled in the top row of tile

Before: the flash band under the ridge was worn and peeling, with an open nail hole in the top row of tile.

1. The problem

The flash band under the ridge was bad or missing. Water was getting in at the nail holes in the top row of tile, running under the tiles and under the ridge and hip caps. Left alone, that kind of leak can ruin the entire roof before you know it.

New flash band installed along the full ridge of a Rocklin tile roof before the ridge caps are reset

After: a new flash band along the whole ridge, before the ridge caps go back on.

2. How we fixed it

We installed a new flash band along the full ridge. It keeps wind-driven rain from blowing under the roof tiles, then we reset the ridge caps over it.

Recent job: shingle roof skylight leak in Rocklin (95677)

Rocklin shingle roof skylight marked up with the repair plan: seal the skylight, about 100 sq ft of ice and water shield and new shingles

Our repair plan, marked on the inspection photo.

1. What we found

The shingles and underlayment around the skylight had failed, and water was getting in. We marked out the plan on the photo for the homeowner: seal the skylight, then replace about 100 sq ft of underlayment with ice and water shield and install about 100 sq ft of new shingles around it.

Mid-repair: old shingles off and new ice and water shield around the skylight.

2. How we fixed it

We took the area apart down to the deck and rebuilt it the way it should be: new ice and water shield around the skylight, new flashing and new shingles.

Recent job: tile roof to new shingle roof in Rocklin

Clogged valleys and a packed drainage channel next to the chimney had been pushing water under the tiles for years, and the roof was leaking in several places. Once the tile came off, we found severe dry rot in the decking. The homeowner chose a new Owens Corning shingle roof instead of tile again.

Recent job: shingle roof replacement in Rocklin (95677)

This roof had heavy granule loss, cracked ridge cap shingles, and an old repair in the low-slope cricket that was wearing out and causing a leak. We did a full tear-off and installed a new Owens Corning roof. In the cricket between the two roofs, where the slope is low and water drains slowly, we installed 60 mil TPO instead of shingles. We measured the roof from aerial images and by hand on site, so the right products were there the day of the job.

Rocklin roofing FAQ

How much does a roof repair cost in Rocklin?

Most of our roof repairs cost about $2,000–$3,000. Bigger problems, especially ones that have been left alone for a while, average around $5,500. The inspection is free, and you'll get photos and a written quote the same day, so you know the price before any work starts.

How much does a new shingle roof cost in Rocklin?

On most homes we see, a new entry-level asphalt shingle roof averages about $17,000–$20,000. The price depends on the size of the roof, how steep it is, and the shingle line you choose. Every new roof comes with our lifetime warranty, and $0-down financing is available.

How long does tile roof underlayment last?

Most tile roofs in the Sacramento area need their first repairs around 15 to 20 years. The tiles themselves last much longer. What wears out is the underlayment (felt) beneath them, especially where debris builds up in valleys, along walls and in other drainage channels and pushes water back under the tiles. With clean, well-maintained drainage, the underlayment can last as long as its manufacturer rates it for. Leaks, water stains on ceilings, and debris-packed valleys are the signs it's time for an inspection.

Should I relay my old tiles or get a new tile roof?

For a whole house, we usually don't recommend relaying. Lifting every tile breaks a lot of them, and replacement tiles can cost up to $35 each, which adds up to thousands. The labor is slow and complex, so the total ends up close to a brand-new tile roof, and you'd still have old tiles. For about the same money, you can get new tile plus all-new underlayment and accessories. For leaks in one area, a targeted repair (lifting just those tiles) is still the right call.

Why does my roof only leak in heavy or wind-driven rain?

Heavy and wind-driven rain push water into places a light rain never reaches. On tile roofs, water gets in through a cracked or slipped tile, or backs up from clogged valleys and drainage channels. It runs under the tiles, wears through the underlayment and reaches the attic. On shingle roofs, it's usually missing or wind-lifted shingles, exposed nails, or small holes. On either type, worn flashing at walls, chimneys, skylights and pipe collars is another common entry point. A leak that only shows up in storms is still an early warning, and it's cheaper to fix before the wood underneath starts to rot.

Will homeowners insurance pay for my roof?

Only if the damage was sudden: storm, wind, a fallen tree or another accident. Insurance doesn't cover wear and tear, so a roof that leaks because it's old or the underlayment has worn out usually isn't covered. Check your policy or ask your agent what yours covers. If you've chosen us for the work, we'll help you through the claim.

Do you pull permits for roof replacements?

Yes. We pull permits for every roof replacement, and our production team handles the whole process: pulling the permit, scheduling the city inspections and getting the permit finalized. You don't have to deal with the city.

Is the roof inspection really free?

Yes. If you own the home and are looking at getting your roof repaired or replaced, the inspection and written quote are free. We come out hoping to earn your business.
