Repair, coat or replace a flat roof?
For flat roof repair in Sacramento, it depends on how much of the roof is failing. A leak at one drain or seam can be repaired. If seams are starting to open in one section, a silicone restoration coating can seal it without a full replacement. If the membrane is worn out across the whole surface, with seams splitting everywhere, a new TPO roof is the fix that lasts.

Why do flat roofs leak?
Flat roofs drain slowly, so water sits at seams, drains and the places where the roof meets a wall. As the membrane ages, seams open and those transition points start letting water in.
Can a patio roof have shingles?
Not if it’s very low-slope. Shingles need enough slope to shed water. On a low-slope patio roof, water backs up under the shingles and rots the wood. We replace those with a TPO roof.
How does a silicone roof coating work?
We power-wash the surface, seal open seams and damaged areas with a reinforced silicone compound, reinforce transitions like walls, skylight corners and edge metal, then apply a final silicone coating over the whole section.

Commercial flat roof leak along the walls in Marysville (95901)
Water was coming in along both walls of a first-story lab. Earlier repairs on both walls had failed. We removed the old membrane in the leaking wall and field areas down to the deck, installed new 60 mil TPO up the walls with new fastening plates and hot-welded seams, sealed the drains, and closed off the edge of the repair from the old roof with termination bar and a silicone seal.
Soft spots and dry rot on a commercial flat roof in Auburn (95603)
This TPO roof, with solar panels on it, had soft spots in four areas along the walls and in the open roof, about 150 sq ft in all. We cut out the membrane at each soft spot, replaced the rotted decking, installed new matching insulation and new 60 mil TPO secured with fastening plates, hot-welded and probe-checked the seams, then probe-checked the rest of the roof and sealed any open seams.
Commercial leak that became a full flat roof replacement in Sacramento (95816)
A property manager called us about leaks. The old TPO roof was worn and stained across the whole surface, and it couldn’t be covered over: a second layer on top risks condensation and the membrane sweating between layers. So we tore it off down to the deck, replaced the damaged decking with new plywood, secured new polyiso insulation board with fastening plates, and installed a mechanically attached Versico 60 mil TPO roof with pre-molded corners, termination bar and TPO-clad drip edge. We pulled the permits and scheduled the city inspections.
