THE SHORT ANSWER

Why is my roof leaking?

Most roof leaks start somewhere other than where the water shows up inside. For roof leak repair in Sacramento, the usual culprits are clogged valleys and drainage channels on tile roofs, worn underlayment under the tiles, cracked or slipped tiles, failed flashing at walls, chimneys and skylights, lifted shingles and exposed nails, and open seams or drains on flat roofs. Water runs along the underlayment or the deck before it drips through, which is why finding the real entry point matters.

How do you find where a roof is leaking?

We start where the water shows up inside, then trace it back on the roof. On tile roofs we lift tiles to see the underlayment and battens underneath. Every inspection comes with photos, so you can see the entry point for yourself before you approve anything.

Why does my roof only leak in heavy or wind-driven rain?

Heavy and wind-driven rain push water into places a light rain never reaches: under a cracked or slipped tile, up a clogged valley, past worn flashing or a missing flash band at the ridge. A leak that only shows up in storms is still an early warning, and it’s cheaper to fix before the wood underneath starts to rot.

What should I do while my roof is leaking?

Catch the water, move anything valuable out of the way, and call us. Inspections are usually available within a few days, and once you approve the repair, we tarp the roof for free until the work is done.

Will a leak cause dry rot?

It can. Water that keeps reaching the deck, battens or rafters rots the wood over time. If we find rot, we photograph it and replace it at a fixed price per piece. See dry rot repair.

Commercial flat roof leak along the walls in Marysville (95901)

Water was coming in along both walls of a first-story lab. Earlier repairs on both walls had failed. We removed the old membrane in the leaking wall and field areas down to the deck, installed new 60 mil TPO up the walls with new fastening plates and hot-welded seams, sealed the drains, and closed off the edge of the repair from the old roof with termination bar and a silicone seal.

Soft spots and dry rot on a commercial flat roof in Auburn (95603)

This TPO roof, with solar panels on it, had soft spots in four areas along the walls and in the open roof, about 150 sq ft in all. We cut out the membrane at each soft spot, replaced the rotted decking, installed new matching insulation and new 60 mil TPO secured with fastening plates, hot-welded and probe-checked the seams, then probe-checked the rest of the roof and sealed any open seams.

Commercial leak that became a full flat roof replacement in Sacramento (95816)

A property manager called us about leaks. The old TPO roof was worn and stained across the whole surface, and it couldn’t be covered over: a second layer on top risks condensation and the membrane sweating between layers. So we tore it off down to the deck, replaced the damaged decking with new plywood, secured new polyiso insulation board with fastening plates, and installed a mechanically attached Versico 60 mil TPO roof with pre-molded corners, termination bar and TPO-clad drip edge. We pulled the permits and scheduled the city inspections.

Roof leak repair FAQ

How much does it cost to fix a roof leak?

Most of our roof repairs cost about $2,000–$3,000. Bigger problems, especially ones that have been left alone for a while, average around $5,500. The inspection is free, and you get photos and a written quote before any work starts.

How fast can you come out for a leak?

We answer the phone 24/7, and inspections are usually available within a few days. After you approve the quote, most repairs are scheduled within 2–4 weeks, and we tarp the roof for free in the meantime.

Can you fix a leak without replacing the roof?

Usually, yes. Most leaks come from one area, like a valley, a chimney, a skylight or a drain, and a repair in that spot fixes it. If the roof is worn out everywhere, we’ll show you photos and explain why a replacement makes more sense.

What warranty comes with a leak repair?

Most of our repairs come with a 2–10 year workmanship warranty, depending on the repair.

What if my roof is leaking right now?

Put a bucket under the leak to limit the damage. For a bad leak, call your insurance company, which can send an emergency crew to tarp the leaking area. Once it’s tarped, you can get estimates and choose the right repair without rushing to hire the first contractor you reach. If the leak is manageable and you can wait for us, we’ll inspect it, and once you approve the repair, we’ll tarp the roof for free until the work is done. We don’t offer tarping as a standalone service.

How long does a roof repair take?

Small repairs are usually done in one day. An average medium-sized repair takes 2–3 days, and extensive repairs can take up to 5 days, depending on the size.

Can I finance a roof repair?

Yes, and repairs too. Financing is available for repairs and replacements on residential projects, usually with a $1,000 minimum. Options include $0 down with low monthly payments or a 12-month no-interest option. See our financing page.
