Roof Replacement Cost in Sacramento (2027)

Most Sacramento-area homes pay about $19,000 to $34,000 for a new shingle roof and about $32,000 to $46,000 to replace the underlayment on a tile roof. A typical 1,600 sq ft single-story home with a 2-car garage runs about $23,500 to $29,000 for our most popular shingle package. Your exact price depends on roof size, slope, how many angles the roof has, and the material.

Sacramento roof replacement prices by home size

Single-story homes have more roof than two-story homes with the same living space, because the whole house sits under the roof. Prices below include tear-off, materials, labor and permits.

These ranges use our current pricing. Roofing prices have gone up nearly every year, so expect 2027 prices to be somewhat higher. Here’s why.

Why roof prices keep going up

We’ve been in roofing since 2013, and in that time our price for a basic, one-layer roof replacement has nearly doubled. Material costs are the biggest reason. Our suppliers raise prices on shingles, tile and metal about 5–8% at a time, sometimes more than once a year. Most homeowners don’t realize how fast it adds up until they get a quote.

The government’s own numbers show the same thing. The U.S. Bureau of Labor Statistics producer price index for asphalt shingles was about 41% higher in 2025 than in 2019, before COVID. In 2026 it kept climbing, and by September it was about 45% above the 2020 average.

We expect prices to keep rising. If you know your roof needs replacing, waiting usually means paying more for the same roof, and a worn roof can also turn into a bigger repair bill in the meantime.

What changes the price

Roof size

Bigger roofs cost more in total. Very small roofs cost more for their size, because setup, disposal and permits cost about the same no matter how small the job is.

Slope

Steep roofs take longer and need more safety gear, so they cost more than low or medium slopes.

Roof shape

A simple roof with two sides is the cheapest to replace. Roofs with lots of valleys, hips and angles take more cutting, flashing and labor.

Material

Shingle roofs are the most affordable. Tile roofs cost more, but the tile itself usually lasts much longer than the underlayment under it, so most tile jobs reuse your tile and replace the underlayment. Broken tiles are replaced at extra cost. Flat roofs get a TPO membrane.

Damage under the roof

If we find rotted wood under your old roof, it has to be replaced before the new roof goes on. We take photos, show you exactly what we found, and charge a fixed price per piece of wood we replace, the same price list every time. We don’t bill dry rot by the hour, because time-and-materials billing can run up fast and is hard to predict. Most homeowners prefer knowing the cost per piece up front.

Can I finance a new roof?

Yes. On a $25,000 roof, an example payment is about $330 a month (9.99% APR for 120 months, $0 down, with approved credit). You can check financing options here. Some lenders let you prequalify with a soft credit check that doesn’t affect your score.

Repair or replace?

If your roof is fairly young and the damage is in one area, a repair is usually the better deal. If it leaks in several places, has curling or missing shingles across the roof, or is near the end of its life, replacing it often costs less over time than repeated repairs. A free inspection tells you which one makes sense.

Roof replacement cost FAQ

How long does a roof replacement take?

Most roof replacements take 3 to 5 days, depending on the size of the house. A typical job goes like this:

  1. Day 1, tear-off. A larger crew removes the old roof down to the deck and hauls it away.
  2. Day 2, repairs and dry-in. A smaller crew replaces any dry rot, then covers the whole roof in new underlayment so the house is watertight.
  3. Next, flashing and accessories. Drip edge, starter strips, valley flashing, pipe flashings (plumbing jacks) and vents go on.
  4. Then the new roof. Shingles or tile are installed, followed by hip and ridge caps and ridge vents.
  5. Last, cleanup. We clean up the job site and haul away the debris.

Do I need a permit to replace my roof in Sacramento?

Yes. A full roof replacement needs a building permit. We pull it for you and it's included in our price.

Why are your prices ranges and not exact numbers?

Every roof is different. The ranges give you a realistic budget. Your inspector measures the roof and gives you a written price before anything starts.

How much does a brand-new tile roof cost?

On most 2,000–2,500 sq ft homes in the Sacramento area, a new tile roof runs about $35,000–$45,000. That’s close to the cost of relaying your old tiles over new underlayment, which is why a new tile roof is often the better value for a whole house.

What’s included in the price of a roof replacement?

Permits and city inspections, tear-off of the old roof, haul-away of all debris and trash, and cleanup. Anything not listed in your contract is excluded. The most common extras are dry rot found during tear-off and any special city requirements or permits that weren’t known when we quoted.

How long is my quote good for?

It depends on the quote, but usually 7–14 days. Your quote shows the exact date. If material prices haven’t changed after that, we can often still honor it.

Do you match other roofers’ quotes?

Sometimes, case by case, when the other quote is a true like-for-like match. Quotes can look the same to an untrained eye, so we compare: the same general liability insurance (many roofers don’t carry it), a similar record of positive reviews, the same products and quality, the same warranty, and all new components rather than reused ones that can leak later. When it really matches, we’ll match it in most cases. Roofers with the same standards and products usually price close to us anyway.
