Commercial Roof Leak Repair in Sacramento

Leaks on flat and low-slope commercial roofs: walls, drains, seams, curbs and soft spots. We find the source, show you photos, and fix it with a repair, a coating or a new roof.

THE SHORT ANSWER

Where do commercial roofs leak?

For commercial roof leak repair in Sacramento, the leak is usually at a transition, not in the middle of the roof. Wall-to-roof transitions, roof drains and scuppers, open seams, HVAC curbs and pipe penetrations are where flat roofs fail first. Water can also soak the insulation and rot the deck underneath, which shows up as soft spots you can feel when you walk the roof.

Repair, coat or replace?

If the leak is in one area and the rest of the roof is sound, we repair it. If seams are starting to open in a section, a silicone restoration coating can seal it. If the membrane is worn out across the roof, we recommend a replacement, and we’ll show you why.

Do you work with property managers?

Yes. We coordinate access, tenants and scheduling with the manager, and send a written report with photos for the owner.

Can you put a new roof over the old one?

Not always. On one Sacramento building, a new layer over the old TPO would have risked condensation and the membrane sweating between layers, so we tore it off instead.

Do you need other trades on the roof?

Sometimes. If ducts or units sit over the leak area, we may ask the owner’s HVAC contractor to move them so we can seal the transition properly.

Commercial roof leak FAQ

How fast can you come out for a commercial leak?

We answer the phone 24/7, and inspections are usually available within a few days.

Is there a warranty on commercial leak repairs?

It depends on the roof. If the rest of the roof is in poor condition, we’ll tell you up front when a repair can’t carry a warranty and what a replacement would include.

Do you pull permits for commercial roof replacements?

Yes. We pull the permits and schedule the city inspections.

What roofing systems do you install?

Mainly 60 mil TPO, including Versico systems, plus silicone restoration coatings for roofs that are still mostly sound.

Do you work with property managers and landlords?

Yes, it’s a big part of our business. We set up the inspection, send photos of what we found with a price so the owner or manager can approve the work, and coordinate the start date directly with the tenant so it goes smoothly.

Are you licensed?

Yes. Roof Recovery, Inc. holds California license #1054860 (C-39 Roofing). You can look it up on the California Contractors State License Board website. We’re also insured.
