Roof Repair in Elk Grove

Most leaking roofs in Elk Grove don’t need to be replaced. They need the right repair in the right spot. Elk Grove has a lot of tile roofs, and tile lasts a long time, but it needs maintenance that most homeowners are never told about. Think of the valleys and the channels where your roof meets a wall or chimney like gutters: they’re built to carry water off the roof. When leaves and dirt clog them, the water overflows just like a clogged gutter, except it spills under the tiles, soaks the underlayment and causes leaks and dry rot. If your home is in one of the newer subdivisions with a tile roof, have it inspected by the time it’s about 10 years old for clogged channels and cracked tiles. We also repair shingle and flat roofs. Most repairs come with a 2–10 year workmanship warranty. (More on tile roof repair and roof repair.)

Recent job: tile roof leak at the chimney and valley in Elk Grove

Tile roof by a chimney in Elk Grove with tiles removed, showing damaged underlayment and battens from clogged drainage channels

Before: tiles lifted at the chimney, showing damaged underlayment and battens.

1. The problem

Debris had clogged the drainage channels along the chimney flashing and the valley. Water backed up under the tiles, wore through the underlayment and battens, and leaked into the house.

Dry rot in the roof deck once the old underlayment and battens came off.

2. What we found

With the old underlayment and battens removed, we found dry rot in the roof deck, all caused by water backing up from the clogged channels. Cleaning the channels out earlier would have prevented it.

3. How we fixed it

We replaced the rotted wood, installed new underlayment, and put in new water-flow battens that let water drain to the bottom of the roof instead of puddling. Then the tiles went back on.

Recent job: clogged tile roof valleys in Elk Grove (95624)

Tile roof valley in Elk Grove packed with debris before cleaning

Before: a valley packed with debris.

1. What we found

Our inspection found debris built up in the valleys, the cricket and along the chimney flashing, plus cracked and slipped tiles and old sealant that had failed. The blocked valleys were damming water behind the tiles, and the underlayment underneath showed tears and water stains.

After: the valley flashing cleaned out.

2. How we fixed it

We lifted the valley tiles and cleaned out the flashing so it can do its job again: carry water off the roof. Where the underlayment is already damaged, we recommend repairing the whole valley section, not just cleaning it.

Recent job: shingle roof valley leak in Elk Grove (95624)

Shingle roof valley in Elk Grove that failed after an earlier patch with mastic

Before: the valley after another company’s mastic patch failed.

1. The problem

Another company had tried to fix a leaking valley by spreading mastic over it. That doesn’t fix a valley, and the leak came back.

Mid-repair: new underlayment and new metal valley flashing.

2. How we fixed it

We removed the shingles in the valley, installed new underlayment and new metal valley flashing, then put new shingles back on in the closest color match available. It’s a proper new valley system that will last.

Roof Replacement in Elk Grove

Some of Elk Grove’s older neighborhoods have shingle roofs reaching the end of their life, and the area’s stronger winds can lift and loosen worn shingles. When a roof really is done, we replace it: torn off down to the deck so we can fix any damage underneath. As an Owens Corning Platinum Preferred contractor, our new roofs come with a lifetime warranty, and $0-down financing is available. See roof replacement or try our roof cost calculator.

Recent job: shingle roof replacement in Elk Grove (95758)

This single-story roof was past its lifespan: heavy granule loss, fiberglass showing through the shingles, and exposed nails. The metal cricket behind the chimney was leaking where its seam had opened up. We replaced the roof with Owens Corning Oakridge Cool shingles in our Silver package, installed 60 mil TPO over the cricket, and spliced in new wood where two barge rafters had rotted. We also took off the homeowner’s gutter guards and put them back after the job.

Recent job: rental home roof replacement in Elk Grove (95758)

The adhesive strips on this two-story roof had worn out, so the wind was lifting the shingles, blowing rain underneath and breaking some of them. Granules were gone, fiberglass was showing and some shingles were missing. It’s a rental, so we coordinated the work with the property manager. After the tear-off we replaced the dry rot and installed Owens Corning Duration Cool shingles in our Gold package.

Commercial & Property Management Roofing in Elk Grove

We repair, coat and replace flat roofs for Elk Grove businesses and property managers. On one commercial building on Elk Grove Blvd, water was getting in at a roof drain and along the wall where the flat roof meets the parapet. We cleaned the area, sealed the open seams and drain with liquid flashing, and coated the whole section with silicone to stop the leak, a lower-cost option than a full replacement while the owner plans for one. Elk Grove roofing FAQ

How much does a roof repair cost in Elk Grove?

Most of our roof repairs cost about $2,000–$3,000. Bigger problems, especially ones that have been left alone for a while, average around $5,500. The inspection is free, and you’ll get photos and a written quote the same day, so you know the price before any work starts.

How often should a tile roof in Elk Grove be maintained?

Tile lasts a long time, but the valleys and channels that carry water off the roof need to stay clear. When they clog with leaves and dirt, water overflows under the tiles and wears out the underlayment. If your tile roof is around 10 years old and has never been looked at, it’s a good time for an inspection to clean out the channels and replace any cracked tiles.

Why does my tile roof leak when the tiles look fine?

Usually because water is getting under the tiles. Clogged valleys, a packed channel along a wall or chimney, or a cracked or slipped tile lets water reach the underlayment, which wears out and leaks. The tiles can look perfect from the street while the layer underneath is failing.

How much does a new shingle roof cost in Elk Grove?

It depends on the size of the roof, how steep it is, and the shingle line you choose. Our roof replacement cost calculator gives you a price range for your home in about a minute. Every new roof comes with our lifetime warranty, and $0-down financing is available.

Do you work with rental properties and property managers in Elk Grove?

Yes. We work with property managers and landlords on repairs, coatings and replacements, and we coordinate access and scheduling with the manager so the tenants are taken care of.

Do you pull permits for roof replacements?

Yes. We pull permits for every roof replacement, and our production team handles the whole process: pulling the permit, scheduling the city inspections and getting the permit finalized. You don’t have to deal with the city.

Is the roof inspection really free?

Yes. If you own the home and are looking at getting your roof repaired or replaced, the inspection and written quote are free. We come out hoping to earn your business.
