Roof Restoration vs. Roof Replacement
“Roof restoration” can mean a coating, a spray treatment or a big repair. Here’s when restoring a roof makes sense, when a replacement is the better money, and how we decide on real jobs.

THE SHORT ANSWER
Is roof restoration worth it?
Roof restoration can be worth it when the roof is still mostly sound. On flat roofs, that usually means a silicone restoration coating over a membrane that’s starting to wear but isn’t failing. On tile roofs, the tile itself often outlasts the underlayment underneath, so the fix is new underlayment, not a new roof. When the roof is worn out across the whole surface, a restoration only delays the replacement, and sometimes costs you more along the way.
Restoration options we use
Flat roof silicone coating
Power wash, seal seams and transitions, then coat the section in silicone.
Tile underlayment repair
Lift the tiles, replace the worn underlayment and flashing, put the tiles back.
Section repairs
Cut out a failed section, replace what’s underneath, and weld in new membrane.
When is a coating the right call?
When the membrane is still mostly sound and the problems are open seams or worn areas in one section. On a commercial roof in Elk Grove, we sealed the seams and drain and coated the section to stop a leak while the owner plans for a replacement.
When is replacement the better choice?
When the membrane or shingles are worn out across the whole roof. On a Sacramento building, the old TPO was worn everywhere and couldn’t be covered over without risking condensation between layers, so we replaced it.
What about spray treatments for shingles?
We don’t offer them. Read our take in Is Roof Maxx worth it?
How do I know which my roof needs?
An inspection. We photograph the roof, mark the problem areas, and give you a written quote with both options when both make sense.
Restore or replace: real jobs
How we decided on real roofs.
Restored: silicone coating on a commercial roof in Elk Grove
The roof was leaking at a drain and wall, but the rest of the membrane was holding up. A coating sealed the section for far less than a new roof.
Repaired: soft spots on a flat roof in Auburn
Four soft spots, not the whole roof. We replaced just those sections and probe-checked the rest.
Replaced: worn TPO roof in Sacramento
Worn across the entire surface and not suitable for covering over, so we tore it off and installed a new TPO roof.
Restored: tile roof valley in Sacramento
The tiles were fine; the underlayment and battens under the valley were not. New underlayment, battens and valley metal, then the original tiles went back on.

Roof restoration FAQ
How much does roof restoration cost?
It depends on the roof and what it needs. Most of our repairs cost about $2,000–$3,000. For a new roof, try our roof cost calculator or the 2027 cost guide.
Does a coating come with a warranty?
It depends on the roof’s condition. We tell you up front what’s covered before any work starts.
Can a shingle roof be restored?
If the damage is in one area, a repair restores it. If the shingles are cracked, losing granules and showing fiberglass across the roof, it needs a replacement.
Is restoration better for the environment?
Keeping a sound roof in service longer means less tear-off waste, which is one reason we repair or coat when it truly makes sense.
