THE SHORT ANSWER
What do you get from a roof inspection?
Every roof inspection in Sacramento we do ends with a written report, not just a verbal opinion. It starts with general remarks on the roof’s overall condition, then an overview photo of the whole roof, often from a drone. Next come close-up photos of each problem area, marked so you can see exactly where the issue is and why it matters. Last is a written quote with the fix for each area, and repair and replacement options when both make sense.
What we check
The whole roof
Overall condition, wear across the surface, and whether a repair or a replacement makes more sense.
Problem areas, marked
Soft spots, leaks, worn flashing, clogged valleys, cracked tiles and open seams, each photographed and outlined.
The fix for each area
A written plan for every problem we find, with a repair or replacement option.
Is the roof inspection really free?
Yes. If you own the home or manage the property and you’re looking at getting the roof repaired or replaced, the inspection and written quote are free.
How soon can you inspect my roof?
Inspections are usually available within a few days, and we answer the phone 24/7.
What do you look for on a tile roof?
Cracked and slipped tiles, open miters, debris in the valleys and along walls and chimneys, lifted pipe flashings, worn underlayment and damaged battens. We lift tiles where needed to see what’s underneath.
Do you inspect commercial and flat roofs?
Yes. On flat roofs we probe seams, check drains, walls, curbs and penetrations, and look for soft spots that point to wet insulation or rotted decking.
Real inspection findings
Photos from our inspection reports, with the problem areas we marked for the owner.
Soft spots on a commercial flat roof in Auburn
We outlined four soft spots along the walls and in the open roof. Once opened, they turned out to be rotted decking and wet insulation, which we replaced.
Leaking walls on a commercial flat roof in Marysville
Arrows mark earlier patches along the walls that had failed and were letting water into the building.
Worn flat roof from above in Sacramento
A drone overview showed wear and staining across the whole membrane, which is why we recommended a replacement instead of a repair.
Tile roof valleys and chimney in Elk Grove
Our inspection found debris in the valleys and along the chimney flashing, plus cracked and slipped tiles and failed sealant.

Roof inspection FAQ
How long does a roof inspection take?
It depends on the size and type of roof. You get the photo report and written quote after the inspection.
Will you tell me if my roof doesn’t need work?
Yes. We make sure it’s something we can fix before we quote it, and we show you photos of what we found either way.
Can you inspect a roof that’s leaking right now?
Yes. Call us and tell us it’s leaking, and put a bucket under the leak in the meantime. Once you approve the repair, we tarp the roof for free until the work is done.
Do you inspect roofs for home sales?
No. Our inspections are for owners and property managers who are looking at repairing or replacing a roof.
How often should my roof be inspected?
Have a tile roof looked at by the time it’s about 10 years old. After that, get it checked after a big storm, after a leak, if something looks off, or regularly if you have a lot of trees, since leaves and debris clog the channels that carry water off the roof and push it back under the tiles.
Are you licensed?
Yes. Roof Recovery, Inc. holds California license #1054860 (C-39 Roofing). You can look it up on the California Contractors State License Board website. We’re also insured.
