THE SHORT ANSWER
Where do commercial roofs leak?
For commercial roof leak repair in Sacramento, the leak is usually at a transition, not in the middle of the roof. Wall-to-roof transitions, roof drains and scuppers, open seams, HVAC curbs and pipe penetrations are where flat roofs fail first. Water can also soak the insulation and rot the deck underneath, which shows up as soft spots you can feel when you walk the roof.
Commercial leaks we fix
Walls and transitions
New membrane up the wall, welded seams and termination bar to seal the edge.
Drains and seams
Seams and drains sealed with liquid flashing or silicone, or rebuilt in new TPO.
Soft spots and wet decking
Cut out, rotted decking and insulation replaced, new TPO welded in.
Repair, coat or replace?
If the leak is in one area and the rest of the roof is sound, we repair it. If seams are starting to open in a section, a silicone restoration coating can seal it. If the membrane is worn out across the roof, we recommend a replacement, and we’ll show you why.
Do you work with property managers?
Yes. We coordinate access, tenants and scheduling with the manager, and send a written report with photos for the owner.
Can you put a new roof over the old one?
Not always. On one Sacramento building, a new layer over the old TPO would have risked condensation and the membrane sweating between layers, so we tore it off instead.
Do you need other trades on the roof?
Sometimes. If ducts or units sit over the leak area, we may ask the owner’s HVAC contractor to move them so we can seal the transition properly.
Recent commercial leak repairs
Real commercial leaks, what was causing them, and how we fixed them.
Walls leaking into a lab in Marysville (95901)
Water was getting in along both walls, where earlier repairs had failed. We replaced the membrane in the leaking areas with new 60 mil TPO up the walls, welded the seams, sealed the drains and closed off the edge with termination bar.
Soft spots and dry rot in Auburn (95603)
Four soft spots on a TPO roof with solar panels. We cut them out, replaced the rotted decking and insulation, and welded in new 60 mil TPO.
Leak that became a replacement in Sacramento (95816)
A property manager called about leaks. The membrane was worn across the whole roof, so we tore it off, replaced the decking and installed a new mechanically attached Versico TPO roof.
Drain leak sealed with silicone in Elk Grove (95624)
Water was getting in at a roof drain and the wall next to it. We sealed the seams and drain and coated the section in silicone.

Commercial roof leak FAQ
How fast can you come out for a commercial leak?
We answer the phone 24/7, and inspections are usually available within a few days.
Is there a warranty on commercial leak repairs?
It depends on the roof. If the rest of the roof is in poor condition, we’ll tell you up front when a repair can’t carry a warranty and what a replacement would include.
Do you pull permits for commercial roof replacements?
Yes. We pull the permits and schedule the city inspections.
What roofing systems do you install?
Mainly 60 mil TPO, including Versico systems, plus silicone restoration coatings for roofs that are still mostly sound.
Do you work with property managers and landlords?
Yes, it’s a big part of our business. We set up the inspection, send photos of what we found with a price so the owner or manager can approve the work, and coordinate the start date directly with the tenant so it goes smoothly.
Are you licensed?
Yes. Roof Recovery, Inc. holds California license #1054860 (C-39 Roofing). You can look it up on the California Contractors State License Board website. We’re also insured.
