Roof Repair in Folsom
Most leaking roofs in Folsom don’t need to be replaced. They need the right repair in the right spot. Two of the three repairs below were tile roofs leaking at the valleys. On a lot of tile roofs the valley metal is small, and the tiles sit right on top of it. Leaves and dirt get trapped, the valley clogs, and water runs under the tiles instead of off the roof. That soaks the underlayment, rots the battens and ends up as stains on the ceiling. Our fix is a wider five-crown valley metal that lifts the tiles so debris can’t dam the water, plus water-flow battens that keep water draining even if the valley clogs again. We fix shingle roofs too. Most repairs come with a 2–10 year workmanship warranty. (More on tile roof repair, shingle roof repair and roof leak repair.)
Recent job: tile roof valley leak and dry rot in Folsom (95630)
Mid-repair: tiles off, showing the narrow valley metal and the water damage underneath.
1. The problem
The valley metal on this roof was small, and the tiles sat on top of it. Debris clogged the channel, so water ran underneath the tiles and damaged the underlayment, battens and wood below. We also found dry rot in the roof deck and in a barge rafter next to the valley.
After: new five-crown valley metal, new felt and water-flow battens, before the tiles went back on.
2. How we fixed it
We rebuilt two valleys: new five-crown valley metal that lifts the tiles so debris can’t clog it as fast, a second layer of 30 lb felt, and new water-flow battens that keep water draining out if the valley clogs again. We replaced the rotted plywood and about 8 feet of barge rafter, sealed the hips and ridges with flash band, and reinstalled the original tiles.
Recent job: leaking tile roof for a property manager in Folsom (95630)
Before: a valley packed with debris, with the tiles lifted.
1. What we found
The house was leaking in several rooms and in the garage. Two valleys met in one spot, with a gutter draining into the same area, so a lot of water was concentrated there. Both valleys were clogged with debris and overflowing onto the underlayment, and the battens showed water damage and early dry rot. We also pointed out cracked stucco near one leak, which a stucco contractor should seal.
After: new valley metal, ice and water shield and water-flow battens.
2. How we fixed it
We rebuilt both valley sections with new felt, water-flow battens and five-crown valley metal, and added 100 square feet of ice and water shield, a self-adhering waterproof layer, in the high-flow spot where the valleys meet. We also redid a roof-to-wall section and sealed the hips and ridges with flash band.
Recent job: shingle roof repair after tree damage in Folsom (95630)
Mid-repair: new plywood at the roof edge, before the underlayment.
1. The problem
A tree hit the edge of this rental home’s roof and broke a rafter tail. We removed the gutter, drip edge, about 72 square feet of shingles and the underlayment in that area, replaced the broken rafter tail and fascia, and put down two new sheets of plywood.
Mid-repair: new 30 lb felt tied into the existing roof.
2. How we fixed it
We installed new 30 lb felt and worked it in with the existing underlayment, then added new starter shingles, a new drip edge, new shingles and ridge caps.
After: the finished repair with new shingles and ridge caps.
3. The result
We installed a new gutter section and cleaned out all the gutters on the home so water drains properly. The property manager got photos of every step.

Recent job: low-slope shingle roof replacement in Folsom (95630)
This single-story home has a low-pitch roof. The original roof was installed without the proper underlayment for a slope that low, which is why it failed early. We tore it off, replaced the rotted wood, and installed Owens Corning TruDefinition Duration Cool shingles in Sierra Gray. For ventilation we used low-profile O’Hagin dormer vents for both intake and exhaust instead of a ridge vent, because the ridge on this roof wouldn’t let enough air flow out at the top. The homeowner had gutter guards, so we protected them during the job and put them back afterward.

After: the new Owens Corning Duration roof.
After: low-profile O’Hagin vents for intake and exhaust.

Common questions for a roofing contractor in Folsom
How much does a roof repair cost in Folsom?
Most of our roof repairs cost about $2,000–$3,000. Bigger problems, especially ones that have been left alone for a while, average around $5,500. The inspection is free, and you’ll get photos and a written quote the same day, so you know the price before any work starts.
Why do tile roof valleys leak?
On many tile roofs the valley metal is narrow and the tiles sit right on it. Leaves and dirt get trapped, the valley clogs, and water spills under the tiles instead of running off the roof. Over time that wears out the underlayment and rots the battens. We replace it with a wider five-crown valley metal that lifts the tiles, add water-flow battens, and put new underlayment underneath.
Why does my tile roof leak when the tiles look fine?
Usually because water is getting under the tiles. Clogged valleys, a packed channel along a wall or chimney, or a cracked or slipped tile lets water reach the underlayment, which wears out and leaks. The tiles can look perfect from the street while the layer underneath is failing.
Can a low-slope roof have shingles?
Yes, but it needs the right underlayment for a low pitch and good ventilation. On one Folsom home, the original roof failed early because it was installed without the proper underlayment for its slope. We replaced it and added low-profile vents for intake and exhaust.
How much does a new roof cost in Folsom?
It depends on the size of the roof, how steep it is, and the material you choose. Our roof replacement cost calculator gives you a price range for your home in about a minute, and the 2027 cost guide shows typical ranges. Every new roof comes with our lifetime warranty, and $0-down financing is available.
Do you work with rental properties and property managers in Folsom?
Yes. We work with property managers and landlords on repairs and replacements, coordinate access and scheduling with the tenants, and send photos of the problem and the finished work.
Do you pull permits for roof replacements?
Yes. We pull permits for every roof replacement, and our production team handles the whole process: pulling the permit, scheduling the city inspections and getting the permit finalized. You don’t have to deal with the city.
Is the roof inspection really free?
Yes. If you own the home and are looking at getting your roof repaired or replaced, the inspection and written quote are free. We come out hoping to earn your business.
