THE SHORT ANSWER
How much does a roof repair cost?
Most roof repairs we do cost about $2,000–$3,000. Bigger problems, especially ones that have been left alone for a while, average around $5,500.
The inspection is free, and you get photos and a written quote the same day, so you know the price before any work starts.
Typical roof repair costs
| Repair | Typical cost |
|---|---|
| Most roof repairs (one leak, one area) | About $2,000–$3,000 |
| Bigger problems left alone for a while | Around $5,500 on average |
| Tile roof tune-up (seal the weak spots across the whole roof) | Usually about 30% of what a new roof would cost on the same house |
| Dry rot | A fixed price per piece of wood, from the same price list every time |
| Small flat sections, like patio covers | A minimum charge applies |
| Re-laying a whole tile roof | About the same as a new tile roof: roughly $32,000–$46,000 |
What changes the price
- How long the leak has gone on. Water spreads under the roof and rots the wood. A leak fixed early stays small; one left for a season or two usually doesn’t.
- How much dry rot we find. We photograph every rotted piece and charge a fixed price per piece, not by the hour, so you know the cost up front. See dry rot repair.
- The type of roof. Tile repairs often mean lifting tiles and rebuilding the underlayment and battens underneath. Shingle and flat roof repairs are usually simpler.
- How many areas need work. One valley is a repair. Leaks in valleys, walls, chimneys and hips at the same time are often better handled as a roof tune-up.
Why waiting costs more
A typical repair costs about $2,000–$3,000. The same problem left alone for a while averages around $5,500, because water keeps getting in and damages the underlayment, battens and wood underneath.

Real photos from our jobs.
Tile roof valleys rebuilt in Folsom (95630)
The valley metal was too narrow, so debris clogged it and water ran under the tiles, rotting the battens and plywood. We rebuilt two valleys with five-crown valley metal, a second layer of 30 lb felt and water-flow battens, replaced the rotted wood, and sealed the hips and ridges. More Folsom jobs.
What waiting looks like: S-tile hip in Rocklin
Water got in at the hip and damaged the underlayment and battens. Sealed early, it doesn’t get this far.
Repair or replace?
A repair makes sense when the damage is in one area and the rest of the roof is sound. When the roof is worn out across the whole surface, a repair only delays the replacement. On tile roofs, a roof tune-up is often the middle ground, and re-laying the whole roof usually costs about as much as a new one.
