Roof Repair in Lincoln

Most leaking roofs in Lincoln don’t need to be replaced. They need the right repair in the right spot. Most of our Lincoln work is tile roof repair, and the two jobs below are typical: water getting under the tiles at a clogged valley and around chimneys. When debris dams a valley or the channel along a wall or chimney, water runs under the tiles instead of off the roof. That wears out the underlayment, rots the battens and ends up as a leak inside. We fix it with new underlayment, upgraded flow-through battens and, in valleys, a wider 5-rib valley metal that raises the tiles. Most repairs come with a 2–10 year workmanship warranty. Before: tiles lifted at the inspection, showing debris packed in the leaking valley.

1. What we found

The homeowner had a leak in the garage. At the inspection we lifted the tiles across the leaking valley and found heavy debris blocking the drainage, so water was running behind the battens and under the tiles. The underlayment and battens had started to deteriorate. Other valleys, the roof-to-wall areas and the chimney were starting to clog too.

During the repair: new underlayment, flow-through battens and 30-inch 5-rib valley metal, before the tiles went back on.

2. How we fixed it

We rebuilt the leaking valley: tiles, valley metal and old battens off about 4 feet on each side, then new 30 lb underlayment, upgraded flow-through battens and a new 30-inch, 5-rib valley metal, with the original tiles put back. We also lifted the tiles and cleaned out four more valleys, three roof-to-wall areas, the chimney and four dormer vents, replaced 10 broken tiles, sealed the miter joints with adhesive and lead, and added flash band in the repair area.

Before: tiles lifted around the chimney during the inspection.

1. What we found

At the inspection we marked two problem areas with dry rot: the section from the chimney down to the gable, and a small part of the gable. The valleys and roof-to-wall areas needed cleaning, and there were broken tiles, cracked pipe collars and open miter joints.

During the repair: a second layer of 30 lb felt and flow-through battens at the chimney.

2. How we fixed it

Around both chimneys we removed the tiles and old battens, added a second layer of 30 lb felt and flow-through battens, and put the tiles back. We rebuilt a 200-square-foot section the same way, with new 30 lb felt and upgraded flow-through battens.

3. Dry rot and the rest of the roof

We replaced the rotted shiplap and two sheets of plywood in the repair area. The new wood is primed, not painted. We also cleaned six valleys and two roof-to-wall areas, installed new rubber collars over the old pipe collars, sealed the miters with adhesive and lead, and replaced 10 broken tiles using spare tiles the homeowner already had.

Common questions for a roofing contractor in Lincoln

How much does a roof repair cost in Lincoln?

Most of our roof repairs cost about $2,000–$3,000. Bigger problems, especially ones that have been left alone for a while, average around $5,500. The inspection is free, and you’ll get photos and a written quote the same day, so you know the price before any work starts. See our roof repair cost guide.

Why do tile roof valleys leak?

Leaves and dirt get trapped in the valley, it clogs, and water spills under the tiles instead of running off the roof. Over time that wears out the underlayment and rots the battens. We rebuild the valley with new underlayment, upgraded flow-through battens and a wider 5-rib valley metal that raises the tiles so debris can’t dam the water as easily.

Why does my tile roof leak when the tiles look fine?

Usually because water is getting under the tiles. Clogged valleys, a packed channel along a wall or chimney, or a cracked or slipped tile lets water reach the underlayment, which wears out and leaks. The tiles can look fine from the street while the layer underneath is failing.

Do you replace flat roofs on homes in Lincoln?

Yes. On one Lincoln home we installed a new Versico 60 mil white TPO roof over the existing flat roof, with insulation board underneath and TPO flashings at the penetrations.

How much does a new roof cost in Lincoln?

It depends on the size of the roof, how steep it is, and the material you choose. Our roof replacement cost calculator gives you a price range for your home in about a minute, and the 2027 cost guide shows typical ranges. Every new roof comes with our lifetime warranty, and $0-down financing is available.

Do you pull permits for roof replacements?

Yes. We pull permits for every roof replacement, and our production team handles the whole process: pulling the permit, scheduling the city inspections and getting the permit finalized. You don’t have to deal with the city.

Is the roof inspection really free?
