Roof Repair in Fairfield
Most leaking roofs in Fairfield don’t need to be replaced. They need the right repair in the right spot. The jobs below are typical: tile roofs that needed new underlayment and battens at a valley, around the chimneys and along the walls, a tile roof that needed broken tiles replaced and loose tiles re-secured, and a shingle roof chimney that needed new flashing. We open only the area that needs it, replace what has failed underneath, and put the roof back together. (More on tile roof repair, shingle roof repair, roof leak repair, dry rot repair and roof repair cost.)
Recent job: tile roof chimney and roof-to-wall repair in Fairfield (94534)
During the repair: new felt underlayment and flow-through battens, before the tiles went back on.
1. What we found
At the inspection on this two-story tile roof, one chimney was actively leaking because the felt under the tiles had badly deteriorated, and the second chimney’s underlayment was close behind. One roof-to-wall section had failed felt, broken tiles were spread across the roof, the rubber pipe collars were worn out and several miters were open. We also found dry rot in the siding near the leaking chimney and at the front barge rafter.
During the repair: hip caps off and flash band installed on the hip.
2. How we fixed it
Around both chimneys we removed the tiles and old battens, added a second layer of 30 lb felt and flow-through battens, and put the tiles back. At two roof-to-wall sections and one gable we did the same about 4 feet in, with new 30 lb underlayment and flow-through battens. We took off the ridge and hip caps and installed flash band on the ridges and hips, replaced 25 broken tiles, installed new rubber collars over the old pipe collars and put lead on the miter junctions. We also replaced 12 feet of dry-rotted barge rafter above the front entry and the dry-rotted siding and trim on the chimney. The repair carries a 10-year limited workmanship warranty.
Recent job: tile roof valley, chimney and gable repair in Fairfield (94534)
During the repair: a new 30-inch, 5-rib valley metal over new underlayment and flow-through battens.
1. The job
On this single-story tile roof we rebuilt one valley: tiles, valley metal and old battens off about 4 feet on each side, then new 30 lb underlayment, upgraded flow-through battens and a new 30-inch, 5-rib valley metal, with the original tiles put back. We also pulled up the tiles and cleaned the debris out of all the valleys, the roof-to-wall areas and the chimney area.
During the repair: a second layer of 30 lb felt and flow-through battens around the chimney.
2. Chimney, gable and the rest of the roof
Around the chimney we added a second layer of 30 lb felt and flow-through battens. At one gable, and over a 100-square-foot section, we removed the tiles and old battens and installed new 30 lb felt and flow-through battens before putting the tiles back. We repaired one sheet of dry-rotted plywood, replaced 16 broken tiles, installed new rubber collars over the old pipe collars and lead on the miter junctions, and re-secured loose or slipped tiles across the roof. A change order replaced 10 more tiles and three lead pipe flashings. The repair carries a 5-year limited workmanship warranty.
Recent job: shingle roof chimney repair in Fairfield (94533)
During the repair: ice and water shield around the chimney, with the chimney siding opened up for new flashing.
1. The job
On this two-story shingle roof we removed the shingles, the underlayment and the old step flashing around the chimney and checked the roof deck for dry rot. We took off the chimney siding where needed, installed new step flashing and counter flashing, put down ice and water shield around the chimney, and installed new shingles around it.
After: the top of the chimney sealed.
2. The result
We installed a new custom chimney saddle flashing at the top and bottom of the chimney and sealed the top of the chimney. We also put new rubber collars on all the plumbing pipes and sealed the exposed nails across the roof. The repair carries a 2-year limited workmanship warranty.
Recent job: tile roof maintenance in Fairfield (94534)
After: a replacement tile in place of a broken one.
1. The job
This two-story tile roof needed maintenance rather than a repair. We replaced up to 20 broken tiles, caulked chips under 3 inches and re-secured loose tiles across the whole roof. Replacement tiles may not be a perfect color match.
After: a miter junction sealed with adhesive.
2. The result
We caulked and sealed all the miter junctions with 50-year adhesive and sealed the tears in the lead flashing where the roof meets the wall.

Recent job: white TPO flat roof in Fairfield (94534)
This single-story home has a low, 1/12-pitch flat roof. We installed a new Versico 60 mil TPO roof, mechanically attached, over the existing roof, with half-inch fanfold insulation fastened underneath. We added TPO corners, termination bar, sealant pockets at the roof penetrations and white TPO-clad drip edge on all the eaves, and replaced four sheets of damaged plywood at the eave (primed, not painted). The roof carries a 2-year limited workmanship warranty. More on flat roof repair and replacement.
After: the new white TPO roof.

Common questions for a roofing contractor in Fairfield
How much does a roof repair cost in Fairfield?
Most of our roof repairs cost about $2,000–$3,000. Bigger problems, especially ones that have been left alone for a while, average around $5,500. The inspection is free, and you’ll get photos and a written quote the same day, so you know the price before any work starts. See our roof repair cost guide.
Why does my tile roof leak when the tiles look fine?
Usually because water is getting under the tiles. Clogged valleys, a packed channel along a wall or chimney, or a cracked or slipped tile lets water reach the underlayment, which wears out and leaks. The tiles can look fine from the street while the layer underneath is failing.
Why do tile roof valleys leak?
Leaves and dirt get trapped in the valley, it clogs, and water spills under the tiles instead of running off the roof. Over time that wears out the underlayment and rots the battens. We rebuild the valley with new underlayment, upgraded flow-through battens and a wider 5-rib valley metal that raises the tiles so debris can’t dam the water as easily.
Do you fix dry rot on tile roofs?
Yes. When we open a roof we photograph every rotted piece of wood, like plywood, rafter tails, barge rafters or fascia, and replace it at a fixed price per piece from the same price list every time. New wood is primed. See dry rot repair.
Do you repair flat roofs in Fairfield?
Yes. On one Fairfield home we installed a new Versico 60 mil TPO roof over the existing flat roof, with insulation underneath and TPO-clad drip edge on the eaves. More on flat roof repair and replacement.
How much does a new roof cost?
It depends on the size of the roof, how steep it is, and the material you choose. Our roof replacement cost calculator gives you a price range for your home in about a minute, and the 2027 cost guide shows typical ranges. $0-down financing is available.
Is the roof inspection really free?
Yes. If you own the home and are looking at getting your roof repaired or replaced, the inspection and written quote are free. We come out hoping to earn your business.
