Roof Repair in Antelope

Most leaking roofs in Antelope don’t need to be replaced. They need the right repair in the right spot. Most of our Antelope work is tile roof repair, and the jobs below are typical: a gable and a roof-to-wall section that needed new underlayment and battens, dry rot at the edge of the roof, valleys packed with debris, and a shingle roof leaking around a solar tube. We open only the area that needs it, replace what has failed underneath, and put the roof back together. During the repair: new underlayment and flow-through battens at the gable.

2. How we fixed it

We removed the tiles and old battens about 4 feet in from the gable edge, installed new 30 lb underlayment and flow-through battens, and put the tiles back. We replaced the barge rafter and a sheet of plywood, and a change order replaced two outriggers. We also installed flash band under the hip and ridge caps in the repair area, put new rubber collars over the old pipe collars, sealed the miter joints with adhesive, added lead flashing at one miter at the front, and re-secured loose tiles and pipe flashings across the roof. The repair carries a 5-year limited workmanship warranty.

Around the chimney we added a second layer of 30 lb felt and flow-through battens.

During the repair: shingles torn off around the solar tube.

Recent job: tile roof valley cleaning in Antelope (95843)

Tiles pulled up over a tile roof valley in Antelope with leaves and debris in the valley metal

Tiles pulled up over a valley, with debris packed in the valley metal.

1. The job

When leaves and dirt pile up in a valley, water spills under the tiles instead of running off the roof. On this single-story tile roof we pulled up the tiles over five valleys and around the chimney and a skylight to clean out the debris.

Flat Roof Replacement in Antelope

When a roof section has worn out in many places, replacing it usually makes more sense than another repair. Here is a recent Antelope job where we replaced a low-slope patio cover roof. To see what a new roof would cost on your home, try our roof replacement cost calculator or read the 2027 roof replacement cost guide.

Recent job: patio cover re-roofed with TPO in Antelope (95843)

This low-slope patio cover had shingles on it. We removed the shingles and all the underlayment down to the roof deck, checked the wood, and replaced two sheets of plywood with dry rot; once the old roof was off, a change order replaced more plywood. We replaced about 4 feet of rotted rafter wood, installed fanfold insulation board as a smooth base, then a mechanically attached 60 mil TPO membrane with heat-welded seams and TPO-clad drip edge around the edges. The roof carries a 5-year limited workmanship warranty. More on flat roof repair and replacement.

Common questions for a roofing contractor in Antelope

How much does a roof repair cost in Antelope?

Most of our roof repairs cost about $2,000–$3,000. Bigger problems, especially ones that have been left alone for a while, average around $5,500. The inspection is free, and you’ll get photos and a written quote the same day, so you know the price before any work starts. See our roof repair cost guide.

Why does my tile roof leak when the tiles look fine?

Usually because water is getting under the tiles. Clogged valleys, a packed channel along a wall or chimney, or a cracked or slipped tile lets water reach the underlayment, which wears out and leaks. The tiles can look fine from the street while the layer underneath is failing.

Do you fix dry rot on tile roofs?

Yes. When we open a roof we photograph every rotted piece of wood, like plywood, rafter tails, barge rafters or fascia, and replace it at a fixed price per piece from the same price list every time. New wood is primed. See dry rot repair.

Do you replace flat roofs and patio covers in Antelope?

Yes. On one Antelope home we removed the shingles from a low-slope patio cover down to the deck, replaced the rotted plywood and installed a new 60 mil TPO roof with heat-welded seams. More on flat roof repair and replacement.

How much does a new roof cost?

It depends on the size of the roof, how steep it is, and the material you choose. Our roof replacement cost calculator gives you a price range for your home in about a minute, and the 2027 cost guide shows typical ranges. $0-down financing is available.

Do you pull permits for roof replacements?

Yes. We pull permits for every roof replacement, and our production team handles the whole process: pulling the permit, scheduling the city inspections and getting the permit finalized. You don’t have to deal with the city.

Is the roof inspection really free?

Yes. If you own the home and are looking at getting your roof repaired or replaced, the inspection and written quote are free. We come out hoping to earn your business.
