Roof Repair in Granite Bay
Most leaking roofs in Granite Bay don’t need to be replaced. They need the right repair in the right spot. Most of our Granite Bay work is tile roof repair, and the jobs below are typical: clogged valleys, water getting in around chimneys, and dry rot under the tiles. When debris dams a valley or the channel along a wall or chimney, water runs under the tiles instead of off the roof. That wears out the underlayment, rots the battens and ends up as a leak inside. We fix it with new underlayment, upgraded flow-through battens and, in valleys, a wider 5-rib valley metal that raises the tiles. We fix shingle roofs too. Most repairs come with a 2–10 year workmanship warranty. (More on tile roof repair, shingle roof repair, roof leak repair, dry rot repair and roof repair cost.)
Recent job: tile roof valleys, chimney and dry rot in Granite Bay (95746)
During the repair: new 5-rib valley metal and flow-through battens in a rebuilt valley.
1. The job
This single-story tile roof needed two valleys rebuilt, a 150-square-foot section redone, and some dry rot replaced. We also cleaned out four more valleys, the chimney area, the skylight areas and a cricket, replaced broken tiles with tiles the homeowner supplied, installed new rubber plumbing collars over the old ones, and put lead on the miter joints.
Dry rot repair: new plywood in the repair area.
2. How we fixed it
In each valley we took off the tiles, valley metal and old battens about 4 feet on each side, then installed new 30 lb underlayment, upgraded flow-through battens and a new 30-inch, 5-rib valley metal, and put the original tiles back. The section repair got new 30 lb felt and upgraded flow-through battens. Once the roof was open, the homeowner approved change orders for two more valleys rebuilt the same way, more rotted plywood and shiplap, and new felt and battens at one more leak area. In all, four sheets of plywood and 45 feet of shiplap were replaced. We also removed an old pool solar system and reinstalled a faulty flashing at the back of the home.
During the repair: leak barrier and high-flow battens going in around the chimney.
3. The chimney
A later change order added a chimney repair: tiles off, ice and water shield leak barrier, new felt and high-flow battens around the chimney, then the tiles back on. We also replaced six more ridge cap tiles and sealed two gutter seams. The repair carries a 5-year workmanship warranty.
Recent job: tile roof chimney repair and roof maintenance in Granite Bay (95746)
During the repair: a second layer of 30 lb felt and flow-through battens beside the chimney, with the solar panels off.
1. What we found
On this two-story tile roof, our inspection found that the flashing channel at the main chimney was clogged and the underlayment there had been affected. Seven solar panels sat over the area we needed to reach.
During the maintenance: tiles pulled up along a valley to clean out the debris.
2. How we fixed it
We removed and reinstalled the seven solar panels. Around the chimney we took off the tiles and old battens, added a second layer of 30 lb felt and flow-through battens, and put the tiles back, and we did the same at one gable area with new 30 lb underlayment. Across the rest of the roof we pulled up the tiles and cleaned out 16 valley areas, 4 roof-to-wall areas, the dormer vents and two chimneys. We replaced 60 broken tiles, plus 39 more on a change order, re-secured loose tiles, sealed the miter joints with adhesive and installed new rubber plumbing collars over the old ones. The repair carries a 2-year workmanship warranty.
Recent job: leaking skylight on a shingle roof in Granite Bay (95746)
During the repair: the new skylight top and base flashing, with self-adhered underlayment around it.
1. The job
A skylight on this two-story shingle roof was leaking. We removed the shingles and roofing material around it, installed a new custom skylight base flashing and a new skylight top (the closest match), put new self-adhered underlayment around the repair, and finished the section with new Owens Corning shingles. The repair carries a 10-year workmanship warranty. More on shingle roof repair.

Common questions for a roofing contractor in Granite Bay
How much does a roof repair cost in Granite Bay?
Most of our roof repairs cost about $2,000–$3,000. Bigger problems, especially ones that have been left alone for a while, average around $5,500. The inspection is free, and you’ll get photos and a written quote the same day, so you know the price before any work starts. See our roof repair cost guide.
Why do tile roof valleys leak?
Leaves and dirt get trapped in the valley, it clogs, and water spills under the tiles instead of running off the roof. Over time that wears out the underlayment and rots the battens. We rebuild the valley with new underlayment, upgraded flow-through battens and a wider 5-rib valley metal that raises the tiles so debris can’t dam the water as easily.
Do you fix dry rot on tile roofs?
Yes. When we open a roof we photograph every rotted piece of wood, like plywood, rafter tails, barge rafters or fascia, and replace it at a fixed price per piece from the same price list every time. New wood is primed. See dry rot repair.
What warranty comes with a roof repair?
Most of our repairs come with a 2–10 year workmanship warranty, depending on the repair. Cleaning-only work, like clearing debris from a valley, doesn’t carry a leak warranty.
How much does a new roof cost in Granite Bay?
It depends on the size of the roof, how steep it is, and the material you choose. Our roof replacement cost calculator gives you a price range for your home in about a minute, and the 2027 cost guide shows typical ranges. Every new roof comes with our lifetime warranty, and $0-down financing is available.
Do you pull permits for roof replacements?
Yes. We pull permits for every roof replacement, and our production team handles the whole process: pulling the permit, scheduling the city inspections and getting the permit finalized. You don’t have to deal with the city.
Is the roof inspection really free?
Yes. If you own the home and are looking at getting your roof repaired or replaced, the inspection and written quote are free. We come out hoping to earn your business.
