1. The job
On this two-story tile roof we rebuilt one valley: tiles, valley metal and old battens off about 4 feet on each side, then new 30 lb underlayment, upgraded flow-through battens and a new 30-inch, 5-rib valley metal, with the original tiles put back. We also pulled up the tiles and cleaned the debris out of another valley, four roof-to-wall areas and the chimney area.

2. Gables, dry rot and the rest of the roof
At two gables we removed the tiles and old battens about 4 feet in from the edge, installed new 30 lb underlayment and flow-through battens, and put the tiles back. We replaced two sheets of dry-rotted plywood, 5 feet of fascia board and 5 feet of barge rafter, and a change order replaced another 10 feet of barge rafter. We also replaced 10 broken tiles, installed new rubber collars over the old pipe collars and lead on the miter junctions, and refastened loose or slipped tiles across the roof. The repair areas carry a 5-year limited workmanship warranty.

We replaced 8 feet of dry-rotted barge rafter, and a change order replaced one sheet of plywood and one outrigger found once the tiles were off.
