Roof Repair in Auburn
Most leaking roofs in Auburn don’t need to be replaced. They need the right repair in the right spot. The jobs below are typical: water getting in around a chimney on a tile roof, a leaking section of a shingle roof, and soft spots on a flat roof. On a tile roof, water that gets past the tiles at a chimney, wall or valley wears out the underlayment and ends up as a leak inside. We fix it with new felt and flow-through battens and put the tiles back. On shingle and flat roofs we open only the area that needs it, replace any rotted wood we find, and close it back up. Recent job: tile roof chimney and gable repair in Auburn (95603)
During the repair: a second layer of 30 lb felt and flow-through battens at the chimney.
1. The job
This two-story tile roof needed work around one chimney and along one gable. Two solar panels sat over the repair area, so we removed them to reach it and reinstalled them afterward.
After: lead on a miter junction.
2. How we fixed it
Around the chimney we took off the tiles and old battens, installed a second layer of 30 lb felt and flow-through battens, and put the original tiles back. At the gable we removed the tiles and old battens about 4 feet from the edge, installed new 30 lb underlayment and flow-through battens, and reinstalled the tiles. We also replaced 5 broken tiles, installed flash band under the hip and ridge caps in the repair area, and put lead on the miter junctions and sealed them with adhesive. The repair carries a 2-year workmanship warranty on the repaired area.
Recent job: leaking section of a shingle roof in Auburn (95602)
After: new shingles around the skylights, with new transition metal between the roof sections.
1. The job
This single-story home had active leaks in three spots on one slope. Only part of the roof needed work: about 1,800 square feet, covering a low-pitch section and the steeper section above it. The rest of the roof was sound and was left alone.
After: the new Owens Corning TruDefinition shingles on the repaired section.
2. How we fixed it
We tore off the old shingles and underlayment on both sections and installed Titanium UDL 30 synthetic underlayment, with Titanium PSU30 in the leak-prone areas, then Owens Corning starter shingles and Owens Corning TruDefinition Duration shingles in Summerwood to match. We added drip edge where needed, the required intake and exhaust ventilation, new step flashing around all the skylights, new transition metal between the low-pitch and upper sections, new rake cap shingles, and new hip and ridge shingles in the replacement area. With the old roof off, the homeowner approved a change order to replace 4 sheets of rotted plywood. The repair carries a 5-year workmanship warranty on the repair section.
Recent job: soft spots and dry rot on a commercial flat roof in Auburn (95603)
Before: soft spot along the wall.
1. The job
This two-story commercial building has a low-slope TPO roof with solar panels on it. It had soft spots in four areas along the walls and in the open roof, about 150 square feet in all.
Opened up: rotted decking and wet insulation.
2. How we fixed it
We cut out the membrane at each soft spot, replaced the rotted decking, installed new matching insulation and new 60 mil TPO secured with fastening plates, then hot-welded and probe-checked the seams. We probe-checked the rest of the roof and sealed the open seams. Once the roof was open, the owner approved change orders for two drain repairs, more repair area around an HVAC unit, and more plywood.
After: new TPO along the wall.
3. Tying it into the old roof
To tie the repairs properly into the old roof, a second change order extended the new TPO by about 400 more square feet: 60 mil TPO over insulation and DensDeck, fastened with plates, with every seam and T-joint sealed, and a water test to check the work. More on flat roof repair.
Roof Replacement in Auburn
When a roof really is done, we replace it: torn off down to the deck so we can fix any damage underneath. We also look at why the old roof failed, so the new one doesn’t fail the same way. $0-down financing is available. See roof replacement, the 2027 roof replacement cost guide or try our roof cost calculator.
Recent job: shingle roof replacement with a new flat roof in Auburn (95602)
A full tear-off on a single-story home with PABCO Premier Radiance solar reflective shingles: synthetic underlayment over the whole roof deck, leak barrier in the valleys, at the pipes and at the chimney, new 24-inch valley metal, new plumbing flashings, new step flashing at the chimney, 10-inch hip and ridge caps to match, low-profile dormer vents with eave intake, and white drip edge and starter shingles at every eave and gable. The flat section of the roof got new TPO, and we installed gutter guards. With the old roof off, the homeowner approved a change order for the damage we found: 10 sheets of plywood, 48 feet of shiplap, 32 feet of trim, 2 rafter tails, a new chimney saddle and new siding on the chimney. The permit was included, and the roof carries a 5-year workmanship warranty.
After: the new shingles around the chimney, with its new siding.
After: the new TPO flat roof next to the new shingles.

Common questions for a roofing contractor in Auburn
How much does a roof repair cost in Auburn?
Most of our roof repairs cost about $2,000–$3,000. Bigger problems, especially ones that have been left alone for a while, average around $5,500. The inspection is free, and you’ll get photos and a written quote the same day, so you know the price before any work starts. See our roof repair cost guide.
Why does my tile roof leak when the tiles look fine?
Usually because water is getting under the tiles. Clogged valleys, a packed channel along a wall or chimney, or a cracked or slipped tile lets water reach the underlayment, which wears out and leaks. The tiles can look fine from the street while the layer underneath is failing.
Do you fix dry rot?
Yes. When we open a roof we photograph every rotted piece of wood, like plywood, rafter tails, barge rafters or fascia, and replace it at a fixed price per piece from the same price list every time. New wood is primed. See dry rot repair.
Do you repair flat roofs in Auburn?
Yes. On one Auburn commercial building we cut out four soft spots in a TPO roof, replaced the rotted decking and insulation, and installed new 60 mil TPO with hot-welded seams. See flat roof repair.
How much does a new roof cost?
It depends on the size of the roof, how steep it is, and the material you choose. Our roof replacement cost calculator gives you a price range for your home in about a minute, and the 2027 cost guide shows typical ranges. $0-down financing is available.
Do you pull permits for roof replacements?
Yes. We pull permits for every roof replacement, and our production team handles the whole process: pulling the permit, scheduling the city inspections and getting the permit finalized. You don’t have to deal with the city.
Is the roof inspection really free?
Yes. If you own the home and are looking at getting your roof repaired or replaced, the inspection and written quote are free. We come out hoping to earn your business.
